Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent and your security deposit are both due at the lease signing. Please confirm the amount you owe with our team in advance.

Move-in Date & Inspection

We will provide all necessary information about your move-in at the lease signing. This includes details about the initial inspection and the key exchange.

Utilities

As a tenant in a home we manage, you are responsible for placing all utilities in your name. Please take care of these immediately following the lease signing.

You must keep your accounts current throughout the duration of your stay with us.

Move-out Checklist

Notice of Intent to Vacate

Planning to leave your home? Make certain to check the terms and conditions outlined in your lease. You are responsible for pay rent through the end of the lease and fees may be applicable should you choose to break it. Make certain to provide us with written notice of your intent to vacate.

Property Condition

Before you vacate the home, you'll need to bring it back to rent-ready condition. To do that, please follow the instructions below:

> Rental Cleaning: Please carefully clean your rental unit and remove all of your belongings from the home. In the kitchen and bathroom, you'll want to pay special attention to all hard surfaces, including appliances, toilets, sinks, and floors. You should also vacuum/mop all floors throughout the home.

> Landscaping & Outdoor Areas: Before you hand in the keys, please take care of any landscaping chores you typically handle, including mowing the lawn.

> Repairs: If any damage occurred during your stay, please do whatever you can to address repairs. This may involve patching nail and screw holes and replacing broken glass.

Security Deposit

All tenants must pay a security deposit to rent one of our homes. Please remember, this deposit is intended to cover any damages that occur during your stay. You cannot use the funds from this deposit to cover your last month's rent check.

After you vacate your rental, we will perform a final inspection to check for damage. If we identify any new damages, we will schedule repair visits. The security deposit will be used to cover these expenses.

The remainder will be returned to you, along with an itemized statement.
